Student Brighton is a family run professional company that has been successfully providing its own private student accommodation for over 50 years. We are proud to offer a friendly, personal service especially for those students who are leaving home for the very first time.
We offer between 51 and 52 week fixed term Assured Tenancy Agreements for full time students at all of our houses and self-contained flats. Our rooms, bedsits and flats vary in price from £460 to £1,300 per calendar month, depending on type, size and location. Internet, water rates, gas, and common way electric and cleaning are all included in your monthly rent (flats excluded), while all deposits for AST Agreements are registered with the mydeposits tenancy deposit scheme.
We ask for the first and final months of the contract to be paid at the start of the tenancy (first and final two months if you do not have a British based home owning guarantor). We only charge an administration fee of £60.00 for any new tenancies, and any existing students that decide to renew their contracts with us do not have any additional costs.
WHAT’S REQUIRED TO BECOME A TENANT
Any new tenant is required to be a full-time student, aged 18 or over, and studying locally. We can only let to non-students in any of our self-contained flats.
We do require students to come and view any property in advance before any new contract can be produced as we think it is important for you to see where you will be living and make sure you are happy with the property.
To prepare any new tenancy agreement you would need complete our contract sheet, provide photographic identification, and confirmation of your course. Any guarantor would need to supply photographic identification and proof of address.

A recent survey carried out by the student unions from the University of Sussex and Brighton University found that private landlords in Brighton were considered to offer a more “helpful” and “polite service”; offered a “higher clarity of contract”; provided a better quality of property; were found to be more contactable and carried out “speedier repairs”; were more likely to deliver on their promises; and offered much better value for money than managing and letting agents.
SAFETY & MAINTENANCE
Common ways, shared bathrooms, and shared kitchens are cleaned by professional companies on a regular basis. Our full time maintenance team means any issues are repaired promptly when required. All our houses are fitted with modern fire alarms and emergency lighting which are tested on a weekly basis and maintained to BS5839-2002 and BS5266-1999 respectively. Gas Safe, NIC EIC Electrical and Energy Performance certificates are available on request.
All of our private student accommodation is fully licensed by Brighton and Hove City Council under the Housing Act 2004. The license encourages landlords to deliver a good standard of accommodation, safety and management & also ensures that we confirm to the local Universities codes of conduct. We are also members of the National Landlords Association, iHowz, and mydeposits tenancy deposit scheme.
