About Student Brighton

Professional. Friendly. Reliable.

Student Brighton is a family-run company that has been successfully providing private student accommodation in Brighton for almost 60 years. We pride ourselves on offering a friendly, personal service, particularly for students moving away from home for the first time.

FULLY TRANSPARENT

Our rooms, bedsits, studios and flats vary in price from £600 to £1,700 per calendar month, depending on type, size and location. Internet, water rates, gas, and common way electric and cleaning are all included in your monthly rent (self-contained flats excluded), while all deposits for Tenancy Agreements are registered with the MyDeposits tenancy deposit scheme. Internet, water, gas, common way electricity, council tax (for full-time students), and common-way cleaning are all included in the shared houses.

Deposits are equivalent to five weeks’ rent.

WHAT’S REQUIRED TO BECOME A TENANT

Any new tenant renting a room in our main shared houses must be a full-time student aged 18 or over. Some of our self-contained flats may also be available to professionals.

We always encourage prospective tenants to view properties before any tenancy agreement is produced, as we believe it is important for you to see where you will be living and to ensure you are happy with the accommodation. However, remote viewings can also be arranged if required.

To prepare a new tenancy agreement, you will need to complete our tenancy application form, provide photographic identification, and provide confirmation of your course or student status. Any guarantor will also be required to provide photographic identification and proof of address.

Due to recent changes under the Rent Reform Act, we now require students to have a UK-based home-owning guarantor. If a tenant does not have a UK guarantor, they may use approved guarantor companies such as Housing Hand or Rent Guarantor.

WHY CHOOSE US FOR PRIVATE STUDENT ACCOMMODATION?

As one of Brighton’s longest-established private student accommodation providers, we pride ourselves on offering a friendly, reliable and personal service to students studying in Brighton & Hove.

A recent survey carried out by the student unions at the University of Sussex and University of Brighton found that private landlords in Brighton were considered to offer a more helpful and polite service, clearer tenancy agreements, better quality accommodation, improved communication, and faster response times for repairs compared to larger managing and letting agents.

Our aim is to provide high-quality student accommodation, excellent value for money, and a service that students and parents can rely on throughout the tenancy.

SAFETY & MAINTENANCE

Shared kitchens, bathrooms and communal areas are cleaned regularly by professional cleaning contractors. Our maintenance team aims to resolve any issues as quickly and efficiently as possible to help ensure all properties remain safe, comfortable and well-maintained throughout the tenancy. All of our houses are fitted with modern fire alarm systems and emergency lighting, which are regularly tested and maintained in accordance with current safety standards, including BS5839 and BS5266 regulations. Gas Safe certificates, Electrical Installation Condition Reports (EICRs), and Energy Performance Certificates (EPCs) are provided to tenants at the start of their tenancy.

FULLY LICENSED

All of our private student accommodation is fully licensed by Brighton & Hove City Council under the Housing Act 2004. Licensing helps ensure that landlords maintain a high standard of accommodation, safety and property management, while also complying with local university codes of conduct where applicable. We are also members of the National Residential Landlords Association, iHowz, and the MyDeposits Tenancy Deposit Scheme.
